Record Property Sales Bring More Money Into Lorain County

Lorain County officials say strong home and property sales in 2025 have brought in more money than ever before through conveyance fees, a charge paid when real estate changes ownership.

According to the Lorain County Auditor’s Office, property sales across the county have now topped $2 billion for the year. Those sales have generated more than $8 million in conveyance fee revenue, breaking the previous annual record of $7.46 million set in 2022. With several weeks left in the year, officials expect the total to increase even more.

Auditor Craig Snodgrass said the numbers show continued interest in buying and investing in property throughout Lorain County.

What Is a Conveyance Fee?

A conveyance fee is charged when a home or other property is sold. In Lorain County, the fee is $4 for every $1,000 of the sale price.

For example, if a home sells for $100,000, the conveyance fee would be about $400. This fee is usually paid during the closing process when ownership officially changes hands.

While the amount may seem small for one sale, the fees add up when thousands of properties are sold over the course of a year.

Where the Money Goes

Under Ohio law, $1 of the conveyance fee goes to the state. Counties are allowed to charge up to $3 more, and Lorain County uses the maximum amount.

The county’s share of the money goes into the General Fund. The Lorain County Board of Commissioners oversees how those funds are used as part of the county budget. The money helps support services such as public safety, infrastructure and other county operations.

Role of the Auditor’s Office

Before a property sale is finalized, the Lorain County Auditor’s Office reviews and stamps the deed. Staff make sure the paperwork is correct and that the proper conveyance fee has been paid. This process helps keep property records accurate and ensures the county receives the required revenue.
